BLHISs uses a 3-level checklist system so the scope of an end-of-lease clean is clear at booking time:


  • Checklist A: included by default (your baseline scope)

  • Checklist B: popular extras (only included if accepted in writing)

  • Checklist C: uncommon extras (only included if accepted in writing)

Quick definition: Approved Scope + “Where safe”



  • Approved Scope is what applies to your job: Checklist A plus any Checklist B/C items you accept in writing.

  • Where safe means reachable without ladders, without disassembly, and without unsafe access.





Checklist A (Included by default)



Checklist A is the standard end-of-lease cleaning scope, applied “where safe”.



Kitchen & pantry (Checklist A)



  • Benchtops and accessible surfaces cleaned and wiped

  • Cupboards and drawers cleaned (faces/handles/edges; inside where accessible)

  • Splashback cleaned

  • Sink and tapware cleaned

  • Oven cleaned (internal clean and accessible oven glass)

  • Cooktop and surrounding area cleaned

  • Rangehood canopy and filters cleaned (degreased)

  • Dishwasher exterior/door edges wiped

  • Fridge cavity wiped (where accessible)




Bathrooms / ensuites / toilets (Checklist A)



  • Shower glass cleaned (including soap build-up)

  • Shower tiles cleaned

  • Vanity, basin, and tapware cleaned

  • Cupboards and drawers wiped (faces/handles; inside where accessible)

  • Toilet cleaned (seat/hinges, bowl/rim, exterior, base, and behind where accessible)

  • Bath cleaned (if present)

  • Mirrors cleaned

  • Bathroom accessories wiped (rails/hooks/holders)




Bedrooms & wardrobes (Checklist A)



  • Wardrobes cleaned (doors, mirrors, shelves, rails, and wardrobe floor)

  • Bedroom surfaces wiped where accessible




Living areas & other rooms (Checklist A)



  • Accessible surfaces wiped

  • General dusting and detail wipe-down where accessible




Walls / skirtings / switches (Checklist A)



  • Cobweb removal

  • Skirtings/architraves cleaned

  • Switches and door handles wiped

  • Wall spot-cleaning (limited to a defined small number of marked spots)




Laundry (Checklist A)



  • Laundry tub/basin cleaned

  • Benchtop and splashback cleaned

  • Cupboards and drawers wiped (faces/handles; inside where accessible)

  • Washer space wiped (where accessible)

  • Floor/drain area cleaned




Floors & stairs (Checklist A)



  • Carpets: vacuum edges and open areas (baseline)

  • Hard floors / stairs: vacuum then neutral mop, dry streak-free



Important: carpet stain/spot treatment is not included in Checklist A.



Windows & treatments (Checklist A)



  • Internal window glass cleaned

  • Window frames and sills vacuumed and wiped (where accessible)




Ceilings & fixtures (Checklist A)



  • Cobwebs removed

  • Light dusting of accessible fixtures




HVAC / ventilation + pest/odour control (Checklist A)



  • Split system casing/louvres wiped and washable filters cleaned (where accessible)

  • Property-wide cobweb sweep




Documentation / handover (Checklist A)



  • Before/after photos (wide + detail)

  • Wall spot record (marked spots photographed)

  • Invoice/keys issued and verified





Checklist B (Popular extras)



Checklist B items are only included if accepted in writing.



Floors & stairs extras (Checklist B)



  • Carpet spot cleaning (stain treatment): spot treat localised stains (targeted treatment only)

  • Carpet steam cleaning (hot water extraction)

  • Carpet extraction (cold water): pre-spray then extract




Windows & treatments extras (Checklist B)



  • Window tracks/weep holes cleaned

  • Flyscreens cleaned

  • Blinds detailed cleaning

  • Outside glass cleaned (where safe)




Other popular extras (Checklist B)



  • Fans/vents detailed cleaning

  • Additional grout/descale detailing (bathrooms) where requested





Checklist C (Uncommon extras)



Checklist C items are only included if accepted in writing and generally cover deeper, less-common requests such as:


  • Intensive pet hair removal

  • Pet odour / fluid treatment

  • Expanded exterior detailing

  • Other non-standard deep-detail items agreed in writing





How to use the checklist (so your scope is crystal-clear)



  1. Start with Checklist A as your baseline.

  2. Add any Checklist B or Checklist C items you want, and make sure they’re accepted in writing so they become part of Approved Scope.

  3. For carpet stains, select Checklist B: Carpet spot cleaning (stain treatment).

  4. Use “Where safe” as the practical boundary for reach/access.
