How Long Does an End of Lease Clean Take?

There isn’t one fixed time for an end-of-lease clean. The duration depends mainly on property size, how vacant/prepared it is, condition (grease/scale/build-up), access delays, and whether you add optional extras (like carpet steam cleaning or detailed window work). BLHISs default minimums (unless your Booking Document states otherwise):


  • 1 bedroom: 3 hours × 2 cleaners (or 6 hours × 1 cleaner)

  • Larger than 1 bedroom: 4 hours × 2 cleaners (or 8 hours × 1 cleaner)

What increases the time the most




1) The property isn’t vacant or is still furnished



End-of-lease scope assumes the property is vacant. If it’s occupied or furnished, the scope/time/results can change.



2) Personal items are still in cupboards, shelves, or rooms



If you want interiors cleaned, they need to be cleared. If the property isn’t prepared, some items may be excluded, there may be waiting time, or the job may need rescheduling (minimums still apply).



3) Heavy build-up in kitchens and bathrooms



Oven and rangehood grease, and shower mineral scale, typically add time because they require multiple passes and detailed work.



4) Windows and detailing extras



Inside glass and basic frames/sills are standard. Tracks, screens, outside glass, blinds, and other detailed window work can add significant time depending on the number of windows and access conditions.



5) Carpet extras



If you add spot treatment, steam cleaning, or extraction, allow additional time beyond the baseline vacuum work.



6) Access delays (keys, parking, lifts)



Delays with keys, parking, lift bookings, or building access can extend the job runtime.



What reduces the time (your prep checklist)



Before cleaners arrive:


  • Clear benchtops and accessible surfaces

  • Remove items from cupboards/shelves if you want interiors cleaned

  • Ensure keys/access are available at the booked time

  • Make sure water, power, and lighting are available




How BLHISs counts time (hourly jobs)



For hourly bookings, time is counted from arrival (or agreed key pickup) and includes unloading/loading, set-up/pack-down, moving equipment on-site, and waste bagging within scope.



What happens if the clean needs extra time



If extra time is required, BLHISs will notify you as soon as reasonably possible. If you approve the extra time, it’s typically handled in prepaid blocks (unless agreed otherwise in writing).
